Fine & Country are delighted to have agreed a sale on this charming 2 bedroom thatched cottage with an architecturally designed, curved kitchen extension, detached 1 bedroom annexe and beautifully maintained gardens with views over the water meadows.

Accommodation Summary:

A fine example of architectural contrast between old and new. River Cottage blends the quaint characteristics of what was once two 17th century thatched cottages, with a striking, individually designed modern extension. The internal accommodation is perfectly proportioned with the added benefit of a detached, self-contained annexe.

The cottage is quietly situated in the village of Enford, a picturesque and desirable village comprising a range of individual houses in the heart of the Avon Valley. The village boasts an award-winning, community-owned public house, a wonderful 11th century church, whilst nearby Netheravon has a shop, post office, church and primary school. The market towns of Marlborough and Devizes have a good range of shops and Salisbury has extensive cultural and commercial amenities.

Ground Floor:

The main house has been meticulously and sympathetically renovated throughout to retain many of the original 17th century features. The main reception room boasts beautiful, exposed beams, natural stone flooring and two inglenook fireplaces, the larger having an open fire with old bread oven, the other with a fitted dual-fuel wood-burning stove. The thatched cottage was later added to in 2011 with an architecturally designed kitchen extension. Designed by Mark Lovell Design Engineers, the curved extension has been created to take full advantage of the surrounding gardens and views, with floor-to-ceiling glass and a shallow vaulted ceiling. The bespoke, fitted kitchen offers a range of high-spec 'Neff' integrated appliances including a dishwasher, fridge/freezer and a Rangemaster 110 dual-fuel cooker. Limestone flooring from the renowned Artisans of Devizes has been fitted throughout with full underfloor heating.

The current owners have also been granted planning permission (Feb 2022) to build an external, ground floor, home office and shower room at the rear of the property. (PL/2022/00001)

First Floor:

The principal room is a large double bedroom with dual-aspect windows and built-in wardrobes. Accessed from the main bedroom, there is an additional room that is currently used as an office/dressing room; however, this space could be a nursery or additional bedroom. Completing the first-floor accommodation is the high-spec shower room with a large, walk-in rainfall shower.

Annexe:

Detached from the property is the single-storey, self-contained annexe. The annexe has been cleverly designed with one half being dedicated to a cozy double-bedroom with en-suite. The other half is now a utility room for white goods, the new (Feb 2023) oil-fired boiler (with 175-litre pressurised tank) and floor-to-ceiling shelving providing outstanding storage space.

Outside:

A major feature of the property is the south-westerly facing gardens. These are positioned to the rear of the property and have been beautifully maintained by the current owners. Predominantly laid to lawn, the gardens are bordered by tastefully planted shrubs and flowers. In the SW corner of the garden is a rather wonderful pergola bedecked with wisteria, vines and other climbing plants, making this a secluded dining/entertaining space with high-quality lighting and an outdoor sound system. While designed to deliver privacy year-round, during the early summer months, the pergola is a fragrant setting for outdoor entertaining or the perfect space to just take a quiet break enjoying the amazing views over the water meadow.

To the side of the property, there is off-street driveway parking for two cars. Additional parking may be available by arrangement with Enford Parish Council.

Location:

The attractive village of Enford lies in the Avon Valley, 10 miles southeast of the market town of Devizes and approximately 16 miles north of the cathedral city of Salisbury. Enford has its own award winning, village-owned pub, The Swan. The Swan is just a short walk from the cottage and is the heart of the village.

The adjacent village of East Chisenbury is home to the Red Lion and Troutbeck Guesthouse, a Michelin plate gastro pub and Wiltshire's sole AA 3-rosette awardee. The newly refurbished Dog & Gun in Netheravon is building a solid reputation as a place to visit while within a 5-miles radius there are numerous other pubs and eateries to cater for just about every taste.

Both Netheravon and Upavon have good local shops (incorporating post offices), churches and, in Netheravon, a well-regarded primary school, OFSTED-rated "Good". There is a selection of schools for all ages within easy reach including Dauntsey's and Marlborough College. Salisbury offers a more comprehensive range of recreational and cultural amenities, shopping facilities, a twice weekly market and a wider range of schooling, both state and private, including Leehurst Swan, Goldolphin, Chafyn Grove, two grammar schools and a college of further education to name but a few.

Enford lies (broadly) equidistant from the market towns of Marlborough, Devizes, Andover and Salisbury, each offering a wide range of shopping, cultural and commercial amenities.

Train services run from Grateley (Waterloo 80 minutes), Pewsey (Paddington 70 minutes) and Salisbury (Waterloo 90 minutes). There is a bus stop in the lane to Salisbury and Swindon and the A303/M3 provides good road access to east and west.
